Devimco launches inaugural TOD project based on projected REM
$1 billion invested in what will become the new benchmark in real estate development
BROSSARD, QC, Sept. 12, 2016 /CNW Telbec/ - In the presence of numerous dignitaries, Devimco Immobilier broke ground today on its pioneering SOLAR UNIQUARTIER project, a major $1-billion mixed-use development that will become the new city-centre of Montreal's South Shore.
Gaétan Barrette, Member of the National Assembly for the riding of La Pinière and Quebec's Minister of Health and Social Services, as well as Alexandra Mendès, federal Member of Parliament for Brossard–Saint-Lambert, Richard Merlini, provincial member of Parliament for La Prairie, Paul Leduc, Mayor of Brossard, and Serge Goulet, President of Devimco Immobilier, were among those attending the official inauguration of the site.
The South Shore's future city-centre
Located at the northeast corner of highways 30 and 10, SOLAR UNIQUARTIER will redefine how people live and interact via an integrated and vibrant approach in which people not only live and work together, but also where they build strong community links.
Designed to empower citizens to live extraordinary experiences, this pioneering project will include:
- 2,500 residential units;
- A vast green park of more than 130,000 square feet;
- One million square feet of commercial and office space;
- Two boutique hotels, and a state-of-the-art convention centre;
- A European-inspired sports, health and recreation complex;
- A lively public square; and
- A Réseau électrique métropolitain (REM) station providing service to downtown Montreal in less than 10 minutes.
With the vibrancy of its future Place de la Gare that will provide a broad range of services, shops and restaurants to meet every desire, the SOLAR UNIQUARTIER project will honour the area's diversity to become the primary point of convergence for all on the South Shore.

An innovative model
SOLAR UNIQUARTIER will become the first TOD (transit-oriented development) project set around the REM, the light-rail transit network financed by the Caisse de dépôt et placement du Québec. In a matter of minutes, it will be possible to travel from downtown Montreal to the future REM station, set to be completed in 2020, that will be connected to the Place de la Gare by a pedestrian and bicycle passageway. This avant-garde model, which will facilitate and enrich citizens' lives through optimal integration of public transit, has set itself the ambition of becoming the new benchmark in real estate development in Quebec.
Moreover, a planned overpass will give residents fast and easy access to the renowned Quartier DIX30 lifestyle centre, located just across highway 10, with a broad selection of shopping and entertainment activities that will complement the array of neighbourhood services available in the many shops and restaurants at Solar Uniquartier, combining small-town warmth with big-city amenities.

Designed in particular with architecture firms ACDF, LemayMichaud and FABG, SOLAR UNIQUARTIER draws upon best practices in sustainable development and environmental responsibility. In addition to its large central park with an area nearly equal to three football fields providing a true "green lung" for the neighbourhood, the project is purposefully geared to active transportation, providing plenty of space for pedestrians and cyclists. A bike path and a walking trail will cross the site and lead people to the Place de la Gare and to the various modes of public transit.
