LAVAL, QC, Nov. 30, 2015 /CNW Telbec/ - With nearly $1 billion invested in construction projects in Laval, the Fonds immobilier de solidarité FTQ sees tremendous potential in the city's residential, industrial and commercial sectors. This time around, it is teaming up with Habitations Trigone on District Concorde, a 1,400-unit condo project in an up-and-coming Laval-des-Rapides neighbourhood.
Phase 1 of this 15-phase project, which will span 8 years and ultimately consist of 1,400 units, will be ready in just a few weeks. Located at the intersection of Léo-Lacombe and François-Souillard, just 500 metres from the train and the De la Concorde metro stations, the first building will offer 58 one-, two- and three-bedroom units over 7 floors, along with underground parking.
"District Concorde was designed to reflect our vision of an accessible real estate project, built according to environmentally friendly and sustainable development principles. We also make it a point to look for locations that are conducive to Transit-Oriented Development (TOD), and in so doing, provide owners with easy access to public transit, shops, daycare facilities and schools," said Patrice Saint-Pierre, President of de Habitations Trigone.
"With public space next to a metro station, many trees, multipurpose path and a pedestrian and cycling overpass to cross the railroad tracks to the other side of the neighbourhood on the west side of the metro station, this project is consistent with the objectives of Laval's Programme particulier d'urbanisme (PPU) and sustainable urban development policy. This $300 million project is important for the area and will create some 2,500 jobs, which is just one more great spinoff," said Normand Bélanger, President and Chief Executive Officer of the Fonds immobilier de solidarité FTQ.
Through its involvement in District Concorde, the Fonds immobilier is consolidating its business relationship with Habitations Trigone, a successful residential developer that has over 11,000 units to its credit. The two organizations are also partners in Le Namur, a residential rental project on Place de la Savane in Montréal.
Almost $1 billion of projects underway in Laval
The Fonds immobilier de solidarité FTQ and its partners have invested over $350 million to date in residential, commercial and office projects in the greater Laval area. Currently, the Fonds immobilier is involved in four major projects that are contributing to the city's vitality including District Concorde. Together, these four projects alone add up to almost $1 billion and will create about 8,000 jobs over eight years.
Espace Montmorency is an ambitious project with Montoni and Claridge that will offer direct access to the Montmorency metro station and that will ultimately consist of about 10 mixed-use buildings (retail, office, hotel, entertainment and public services).
The residential area near the metro will be anchored by Urbania 2, a residential development in which the Fonds immobilier has partnered with Société de développement Urbania and that once completed will offer 1,150 condos spread over 6 buildings.
Industria 440 is a new industrial park aiming for LEEDÒ certification. Located on a 1.5 million square foot lot on Autoroute 440 near Autoroute 13, this project consisting of industrial and commercial condos is being carried out in partnership with Consoltec.
