The project marks the first time in Ontario that a mixed-use project incorporates residential units built on top of a YMCA.
The idea of bringing together private housing and a community organization like the "Y" came from Mitchell Lofts' President, Robert Mitchell: "On one level, it's a matter of one plus one equals three. The Y had been looking to expand their role in our neighbourhood and we were looking to develop more in the area. So we partnered together to create a unique development in the community."
Those efforts have created not only a synergistic residential/ commercial partnership, but a series of green initiatives that reduce the energy and environmental footprint of the building. These include an extensive green roof, on site stormwater retention, all LED lighting in suites and common elements, high efficiency heat pumps utilizing energy balancing and heat recovery with the YMCA, parking spaces prepped for electric car power conversion, dark sky lighting, and a host of other green features.
Said Virginia Dimolgou, Acting General Manager, Kingston Road YMCA "As a charity, we are pleased to work with partners like Mitchell Lofts to help meet the evolving needs of the communities we serve. We are thrilled to expand our services in Toronto's East End community as we work to build stronger, healthier communities across the GTA."
The residences of Beech House range in size from 800 to 2,250 sq. ft., with 9 to 20-foot ceilings, private roof terraces, gas fireplaces, designer kitchens, natural stone or quartz countertops, gas BBQ connections and luxuriously-appointed master baths.
There is also extensive underground parking at Beech House – with parking included with all units, plus 50+ units of public parking. In addition, residents of Beech House will be receive a two-year membership in the Y.
Construction is slated to commence in the Spring of 2015 with condominium occupancy planned for Fall 2017. The new Toronto Kingston Road YMCA is also slated to open to the public in the spring of 2017.
