Pacrim International Capital Inc. announces fourth quarter results for June
30, 2010
HONG KONG, Aug. 13 /CNW/ - PACRIM INTERNATIONAL CAPITAL INC. (PCN: TSX) ("Pacrim" or the "Company"), is pleased to report the Company's results for the fourth quarter ended June 30, 2010. As previously announced, the Company has changed its fiscal year-end from June 30 to September 30. The change in the year-end was made to better align Pacrim's financial reporting and tax planning with its business planning. Pacrim will have a 15 month transition year ending September 30, 2010.

REVENUE:
Revenue for the fourth quarter increased by $74,727 to $17,628 when compared to the same period last year.
Rental Revenue:
The fourth quarter of the fiscal year income from rental properties was $15,510, decreased by $28,663 compared to the same period last year. The decrease was mainly due to expiration of most of the rental leases with no renewal and the sale of the rental properties.
Interest:
Interest income for fourth quarter ended June 30, 2010 increased by $103,390 to $2,118 when compared to the same period last year. The increase was due to adjustments made in the same period last year for the retirement of all interest bearing related party loans.
Equity Income from PICH:
Equity income from Pacrim International Capital Holdings Inc. ("PICH") for the fourth quarter decreased by $938,605 from $1,352,605 to $414,000 when compared to the same period last year. At the fourth quarter of last year, there was inclusion of gain on disposal of a partial equity interest in Wah Sang Paper Products (Shenzhen) Co. Ltd. of $635,720 by PICH and year end audit adjustments on sales. The equity investment in PICH was based on the fair values of the assets and liabilities of PICH at the date of acquisition, November 14, 2008.
NET INCOME:
Net income for the twelve months ended June 30, 2010 increased by $4,252,072 from a loss of $456,273 to an income of $3,795,799 when compared to the same period last year. The increase was mainly due to the sale of the long-lived assets held for sale and real estate facilities for $7,895,000 during the first and the third quarter. The net proceeds to us were approximately $7,500,000. The long-lived assets held for sale were 17 apartments of Greenland Garden in Beijing, PRC. Two of the real estates facilities sold were the apartments at Robinson Road in Hong Kong. As a result, the Company recognized a gain on sale of $3,213,391.
Outlook
The Company has chosen to change its strategic direction from being a firm focused on Canadian real estate to one that is focused on one of the fastest growing economies in the world - China.
Using the same formula as in the past, management believes the company will successfully transit into the Chinese marketplace and continue to grow through a well-defined internal growth and external acquisition program. Management intends to seek out and take advantage of opportunities in the Asian market and will not restrict itself to the real estate or hospitality industries.
