Plaza Retail REIT Announces its Year End Results
FREDERICTON, Feb. 26, 2019 /CNW/ - Plaza Retail REIT (TSX: PLZ.UN) ("Plaza" or the "REIT") today announced its financial results for the three and twelve months ended December 31, 2018.
Michael Zakuta, President and CEO said, "During the last year, we set the base for future growth as we invested a record $85 million in new projects, redevelopment opportunities and opportunistic acquisitions. Our capital recycling generated $37 million of proceeds that will support this future growth. While capital recycling has a short-term negative impact on results, as new projects come on stream funded by that capital recycling, growth in FFO and AFFO will follow." "We continue to remain very optimistic about our future prospects", Mr. Zakuta added. "Our unit price does not reflect the underlying value of our business nor our very strong pipeline of development and redevelopment projects that we anticipate coming on stream in 2019 and 2020."

Three Months Ended December 31, 2018 Financial Highlights
- For the three months ended December 31, 2018, funds from operations ("FFO") per unit decreased to $0.079, down 3.7% from $0.082 for the same period in 2017 and adjusted funds from operations ("AFFO") per unit was $0.072, down 5.3% from the same period in 2017. Positively impacting FFO and AFFO per unit was considerable growth in net property operating income ("NOI") of $1.0 million from developments/redevelopments/acquisitions offset by a large decrease in NOI from property sales of $0.5 million, some lease buyout revenues recorded in the prior year and higher interest expense mainly due to the large number of acquisitions;
- Profit and total comprehensive income for the current quarter was $1.1 million compared to $9.5 million in the prior year. The decrease was mainly due to a decrease in the fair value of investment properties, mainly attributable to an increase in capitalization rates in the quarter.
- NOI was $15.7 million, up 1.6% from $15.5 million in the same period in 2017, notwithstanding a $0.5 million drop in NOI due to property sales. Growth from developments/redevelopments and acquisitions added $1.0 million to NOI; and
- Same-asset NOI was $14.5 million, down 0.7% from the prior year at $14.6 million. Higher operating costs, particularly at the enclosed malls, contributed to the decrease in same-asset NOI.
Twelve Months Ended December 31, 2018 Financial Highlights
- For the twelve months ended December 31, 2018, FFO per unit was $0.331, down 4.9% from $0.348 for the same period in 2017, and AFFO per unit was $0.293, down 9.0% from the same period in 2017. The decrease in FFO and AFFO per unit was mainly due to lease buyout revenues of $1.7 million recorded in the prior year. Notably however, there was considerable growth in NOI from developments/redevelopments and acquisitions of $3.6 million, well in excess of $1.8 million in lost NOI due to a large amount of property dispositions. Also impacting FFO and AFFO per unit were (i) higher other income due to an increase in development and leasing fees earned from co-owned properties, and (ii) higher interest expense mainly due to the amount and timing of the issue of the Series E convertible debentures versus the redemption of the Series D convertible debentures, as well as higher early mortgage discharge fees and higher mortgage interest due to the large number of acquisitions. AFFO per unit was further impacted by higher leasing costs relating to new tenancies. Excluding the non-recurring one month overlap of interest on the convertible debentures, the impact of the 2017 lease buyouts and the early mortgage discharge fees paid, FFO per unit would have been 1.7% higher than the prior year mainly from net growth in NOI, and AFFO per unit would have only been 2.3% lower than the prior year due to the higher leasing costs;
- Profit and total comprehensive income for the year was $12.2 million compared to $23.4 million in the prior year. The decrease was mainly due to convertible debenture issuance costs for the Series E convertible debentures (which are fully expensed for accounting purposes), a decrease in NOI mainly due to lease buyout revenues recorded in the prior year, and an increase in losses from non-cash fair value adjustments;
- NOI for the year was $63.9 million, down 0.7% from $64.4 million in the same period in 2017. The considerable growth from developments/redevelopments and acquisitions was offset by the impact of sales of properties and the lease buyout revenues recorded in the prior year; and
- Same-asset NOI was $58.8 million compared to $59.0 million for the same period in 2017, down 0.3%, mainly due to a bad debt expense recorded due to a tenant going into creditor protection. The vacancies from the two lease buyouts concluded in 2017, which negatively impact same-asset NOI and vacancies at one of Plaza's enclosed malls, were offset by new lease up and contractual rent increases in the portfolio. The lease buyouts were done in order to bring on other more stable tenants. As well, Plaza is in the process of stabilizing the occupancy at the enclosed mall. Occupancy at that mall is up 5% from December 31, 2017 and rents from some new tenants have commenced late in the quarter. Excluding the impact of the lease buyouts, same-asset NOI would have been up 0.1% over the prior year.
Leasing and Occupancy
- Same-asset committed occupancy and total committed occupancy were 96.0% and 96.2%, respectively, at December 31, 2018, compared to 95.4% and 95.2%, respectively, at December 31, 2017.
