Royal LePage House Price Survey Reveals Price Softening in Regina Despite Modest Year-Over-Year Gains
Excessive inventory, weak commodity prices dampen Regina's housing market
REGINA, Oct. 16, 2018 /CNW/ - According to the Royal LePage House Price Survey1 and Market Survey Forecast released today, the aggregate price of a home in Regina rose 1.8 per cent year-over-year to $332,047 during the third quarter of 2018. However, quarter-over-quarter, the region's aggregate home price decreased slightly by 0.8 per cent revealing downward pressure on the city's home prices.
When broken out by housing type, the median price of a two-storey home showed an increase of 2.8 per cent year-over-year or $407,477, while the median price of a bungalow showed an increase of 1.4 or $301,720 over the same period. Meanwhile, the median price of a condominium decreased 1.5 per cent year-over-year to $225,085.
Quarter-over-quarter, the median price of a two-storey home decreased 0.6 per cent, while the median price of a bungalow decreased 1.1 per cent. The median price of a condominium was relatively flat, increasing 0.3 per cent.
"It's a buyer's market in Regina. Record housing inventory and a general slowdown in the economy have really improved affordability," said Mike Duggleby, broker and managing partner, Royal LePage Regina Realty. "Despite the new mortgage stress test rules and rising interest rates, we've seen millennials increasingly entering the market. We have found that age group is attracted to townhouses and low-maintenance properties."
Duggleby added that the uncertainty surrounding pipeline projects is hurting the resource-reliant province. Low commodity prices continue to weigh on the Regina economy, which has reduced housing market demand.
Looking forward to the end of the fourth quarter, Royal LePage forecasts that the aggregate property value in Regina will decrease 0.9 per cent quarter-over-quarter to $328,972.
Nationally, year-over-year home prices made modest gains in many regions across Canada in the third quarter of 2018. The Royal LePage National House Price Composite2, compiled from proprietary property data in 63 of the nation's largest real estate markets, showed that the price of a home in Canada increased 2.2 per cent year-over-year to $625,499 in the third quarter. When broken out by housing type, the median price of a two-storey home rose 1.4 per cent year-over-year to $736,337, while the median price of a bungalow climbed 1.5 per cent to $519,886. Condominiums continued to see the highest rate of appreciation nationally when compared to the detached segment, rising 6.7 per cent year-over-year to $441,240.
Looking ahead, Royal LePage is projecting a further uptick in home price appreciation in the fourth quarter, forecasting a 1.5 per cent increase in the aggregate price of a home in Canada over the next three months.
"Positive economic fundamentals, supported by a new agreement on trade, should bolster consumer confidence across Canada and stoke demand in the nation's real estate market," said Phil Soper, president and CEO, Royal LePage. "Dangerously overheated regions have cooled considerably this year, while home prices have remained remarkably resilient. This is the soft landing that policy makers were hoping for."
