SAINT-NICOLAS, QC, April 7, 2017 /CNW Telbec/ - The Fonds immobilier de solidarité FTQ is teaming up with Maisons Laprise for the construction of a residential rental project called L'Aura Saint-Nicolas in Lévis' Roc Pointe in the Saint-Nicolas neighbourhood. This new project is part of Domaine de Villieu, a development by Maisons Laprise consisting of several types of housing – single-family, row, rental and condominiums.
Strategically located on the banks of the Saint Lawrence River and a five-minute drive from Québec City's bridges, the 65,000 ft2 lot will house six nine-unit rental buildings with apartments of various sizes - 3½, 3½+ and 4½ - starting at $847 per month. The 54 units are being built in two phases: the first, consisting of 18 units, has been completed, and phase 2 will be delivered next 15 of April. The high-quality prefabricated apartments, provided by LAPRISE, deliver energy efficiency, better ambient air quality and superior insulation thanks to an independent double ceiling-floor system.
"With LAPRISE's computerized production equipment and processes, made-to-measure prefabricated 9-unit blocks built off site, transported and installed at the project site, we can carry out more value-added operations in the plant and offer our customers shorter delivery times and earlier occupancy. We therefore maximize the precision, performance and quality of the building and optimize the overall value of the project," said Stéphane Lessard, Corporate Director, Property Management Division, at LAPRISE.
Part of a housing complex located in the heart of a refined, sophisticated neighbourhood, this project is inspired by nature and the river. "We chose a contemporary style for L'Aura Saint-Nicolas to ensure the architectural harmony of the buildings. With its parks and brand new Étoile elementary school nearby, the area, which faces a wooded area, exudes tranquility and offers an ideal living environment for young families and professionals, while being just minutes from Québec City," Added Mr Lessard. The site is serviced by the local bus network and is a short drive from Laurier Boulevard and downtown Québec City.
"This partnership with Maisons Laprise allows the Fonds immobilier to develop a business relationship with a key player in Québec's residential construction industry," added Normand Bélanger, President and CEO of the Fonds immobilier de solidarité FTQ. "We will capitalize on this major partner's experience and large-scale, affordable production. L'Aura Saint-Nicolas is an attractive rental project in a real estate development that's in demand in a growing neighbourhood. By the time it's completed, our investment will have created roughly 75 jobs that will benefit the local economy."
